The plot ratio is 1.0, building density is 23.6%, and the green space rate is 19.8%. The supporting works include earthworks, road construction, water supply and drainage systems, landscaping, traffic engineering, lighting, electricity, gas, and telecommunications projects.
The project duration is 395 days, starting from the date of commencement as confirmed by the supervisory unit. The estimated total investment of the project is approximately 350 million yuan.
**2.3 Scope of Bidding:**
The scope of the bid includes the complete design and construction of the project within the red line boundaries, ensuring that all work is completed, accepted, and handed over. It also covers defect repair during the warranty period and related warranty services. The specific content includes, but is not limited to:

The design covers construction drawing design (including budget checklist), construction process control and tracking, design changes, on-site coordination, post-contracting consultation, professional coordination, and follow-up services such as as-built drawing audits and quality defect handling. The professional design scope includes general layout, buildings, structures, water supply and drainage, electrical systems, HVAC, fire protection, and civil defense, all of which have passed the required government design reviews.
